Brigade Group, one of India’s prominent real estate developers, in collaboration with Gruhas, the investment platform founded by Nikhil Kamath and Abhijeet Pai, has announced a ₹300 crore commitment to the Earth Fund. The fund, established under Zoiros Projects, focuses on technology-driven startups addressing sustainability and innovation challenges within the real estate and construction sectors.
Registered with SEBI as a Category II Alternative Investment Fund (AIF), Earth Fund is structured with a base corpus of ₹200 crore and an additional ₹100 crore green-shoe option. The fund is designed to support early-stage companies developing solutions for the built environment.
Earth Fund is managed by a leadership team that includes Nirupa Shankar, Joint Managing Director at Brigade Enterprises; Abhijeet Pai and Nikhil Kamath, Co-Founders of Gruhas; and Mohan Parvatikar, Independent Director at Zoiros Projects. The fund also draws on a broader team with backgrounds in real estate, venture capital, and entrepreneurship.
The collaboration leverages Brigade Group’s extensive industry experience alongside Gruhas’ track record of investments in technology-driven sectors, positioning the fund to support emerging startups effectively.
The Earth Fund will primarily target pre-Series A and Series A technology startups. Investment amounts will range between USD 1 million and USD 2 million per company. The fund plans to build a portfolio of 10 to 15 startups, reserving capital for follow-on rounds.

Gruhas, with investments in over 50 startups spanning PropTech, climate tech, sustainability, and consumer sectors, will contribute to identifying scalable ventures. Additionally, Brigade REAP, Brigade’s real estate accelerator, brings eight years of experience mentoring over 80 startups. It will offer portfolio companies access to market opportunities, go-to-market strategies, and strategic guidance beyond capital.
Nirupa Shankar, Joint Managing Director at Brigade Enterprises, emphasized the fund’s dual focus on UrbanTech and sustainability. She noted that the initiative aims to bridge the gap between traditional real estate practices and emerging technologies, fostering long-term value creation. Drawing from Brigade REAP’s experience, the fund will provide startups with industry-backed research and mentorship to help them scale effectively.
Abhijeet Pai, Co-Founder of Gruhas, highlighted the importance of modernizing real estate and construction, sectors that are critical but often lack innovation. He underscored that Earth Fund is positioned not only to provide capital but also to offer strategic industry integration and mentorship. The fund’s goal is to support ventures working on smart infrastructure, green construction, and technology-enabled urban planning, essential for meeting the needs of India’s growing population.
