Investec has unveiled a real estate equity fund with a goal to deploy £250 million within the next two years.Dubbed ‘REALIS,’ the strategy is tailored for institutional investors and high-net-worth individuals, steering away from retail investors.
Amidst challenging times for real estate funds aimed at retail investors, with significant outflows from open-ended funds, the move to an institutional-only approach suggests a reevaluation of market dynamics.Investec has clarified that there are no intentions to offer the fund to retail investors.
REALIS will concentrate on two primary markets: asset development or repositioning, with a focus on highly liquid markets, and distressed transactions, leveraging strong long-term fundamentals. The real estate fund recently completed its inaugural investment, acquiring a 45,500-square-foot office in Guildford, funded by equity commitments from UK-based, Channel Islands-based, Swiss, and South African investors.
Yon Papageorgiou, head of real estate equity investments at Investec, spearheads the strategy, leveraging Investec’s extensive track record, data-driven approach, and extensive network of operating partners for off-market opportunities.Mark Bladon, head of Investec real estate, highlights the launch as a direct response to demand from the global client base, citing the attractive total return characteristics of UK real estate and the benefits of accessing it through Investec’s platform.
