Town Lane, a real estate investment firm, has completed the final close of its first fund, Town Lane Real Estate Opportunities Fund I (“Fund I”), securing $1.25 billion in total commitments. The fund, which surpassed its initial $1 billion target, was oversubscribed and finalized investor commitments in the first half of 2024. Fund I has attracted a diverse array of institutional investors, including university endowments, charitable foundations, family offices, and pension funds.
Founded by Tyler Henritze, a 19-year veteran of Blackstone, and co-founded by Parker Morse, previously with Sycamore Partners for over a decade, Town Lane leverages their combined expertise in real estate and private equity. The firm aims to focus on thematic opportunities where real estate operational capabilities can enhance performance. Town Lane emphasizes alignment and partnership with key stakeholders, maintaining a flexible mandate across commercial real estate sectors and the capital stack, reflecting the team’s extensive experience from leading investment institutions. The firm seeks to navigate the current complex real estate environment, influenced by higher interest rates.
“Amid the ongoing challenges in commercial real estate, Town Lane was established to pursue high-conviction, thematic opportunities by leveraging our team’s over 20 years of pattern recognition within a more relationship-centric model,” said Tyler Henritze, Founder and Managing Partner of Town Lane.
Co-Founder and Chief Operating Officer Parker Morse added, “We are deeply grateful for the support from our Fund I investors and are committed to rewarding their trust and confidence in us.”
Kirkland & Ellis LLP served as legal counsel for Fund I.
